I have been told by trusted real estate economists that the next three to six months leading into 2026 may be the best time to buy before the market shifts again. I do not have a crystal ball, but I do pay attention to data, supply, demand, and buyer behavior across Austin, Georgetown, Round Rock, Leander, Hutto, Cedar Park, Liberty Hill, and surrounding areas. What I see right now is a market where buyers have more power than they have in years.

Here is what makes 2025 special. First, inventory is strong. Buyers have choices. You can take time to make informed decisions instead of rushing like we saw in the 2020 to 2022 frenzy. Second, you have leverage. Sellers are offering closing cost help, rate buydowns, repairs, and better overall pricing. Third, buyers today get a chance to choose homes with real differentiators. Homes in West Georgetown, Brushy Creek in Round Rock, and areas of Central Austin have held values because people want great schools, excellent locations, beautiful homes, and unique features.

In contrast, areas with oversupply and fewer differentiators, such as Jarrell, have seen more price softening. That is not a bad thing. It gives buyers the opportunity to stretch their budget further and secure a home that suits their long term goals.

The truth is simple. Buyers cannot successfully time the market. The goal is to spend time in the market and allow equity to grow. Real estate is a long game. If the home meets your needs, the payment is comfortable, and the location aligns with your life, then now is the perfect time to buy.
