Enrollment in Flux: How Slowing Home Sales and Demographic Shifts Could Reshape Round Rock ISD

When the housing market slows, the impact goes far beyond real estate — it reaches into classrooms. In a recent Community Impact article, T. Kerr Property Group shared insight into how Round Rock ISD’s enrollment future is now uncertain due to slowing home sales and demographic changes. Home sales within the district have dropped by nearly half over the past three years, despite ongoing new construction. That drop matters because school enrollment projections are closely tied to home sales. Read the full article here.

What the Data Shows

Home Sales Decline: Despite many new homes being built, fewer are selling. Closings and active listings have shifted dramatically, reducing the expected influx of families with school-aged children.

Projected Enrollment Scenarios: Zonda, a demographics research firm, outlines three possible paths by 2034-35:

Enrollment declines by ~1,061 students.

Enrollment stays steady or rises moderately.

Serving Those Who Served: The Benefits and Nuances of VA Loans for Veterans

At T. Kerr Property Group, we know that buying a home is more than just a transaction — it’s about finding a place where life can happen and memories can be made. For our military veterans, the process carries an added layer of significance. That’s why we’re proud to have two of our own team heroes, Ron Jones and Steven Brandon, who are both veterans themselves. They have each personally purchased a home using a VA loan and now specialize in guiding fellow veterans through the process with unmatched insight and compassion.
What Makes a VA Loan Unique?

How to Find a Great Real Estate Agent: 4 Traits That Protect Your Investment

A quick search will bring up hundreds of names, all promising to “fight for you” or “get top dollar.” But how do you really know if they’re the right fit? The truth is, not all real estate agents are created equal. Some run their business with full-time commitment, while others treat it as a side gig. Some prioritize transparency and relationships, while others focus on the paycheck.
After closing over 600 transactions personally and more than 3,000 as a team, I’ve seen the difference a great real estate agent can make. Here are the four traits I believe every great agent should have, with real-world examples to back it up.
1. Trustworthy – Transparency Over Scripts
Trust is the foundation of any client-agent relationship. A trustworthy agent doesn’t give you lines or rehearsed scripts when you ask about compensation, contracts, or the market. Instead, they educate you.

10 Hidden Costs to Watch for When Buying a Home

You’ve Saved for the Down Payment—But What About the Rest?

You finally found the perfect home. You’ve got your down payment ready, your loan pre-approval in hand, and you’re dreaming about furniture placement.

But here’s what surprises many first-time buyers: the down payment is just the beginning. When you buy a home, there are hidden costs that can sneak up on you—and eat into your budget fast.

As a real estate agent, I’ve walked hundreds of buyers through this process. I always make sure my clients aren’t just prepared to buy the house, but to own it with confidence.

Let’s break down the top 10 hidden costs of buying a home, so you can budget wisely and avoid that “wait, I owe how much?” moment at closing.

1. Closing Costs (They're Not Just for Sellers)

Turning Challenges into Opportunities: Our New Home Journey

By Micaela Remmert

Seeing an Opportunity

Interest rates might have caused the real estate market to slow down, but this shift has opened up a wealth of opportunities. For us, it meant finding the chance to build a new house with more space, an opportunity significant enough to make us willing to give up our cozy 2.8% interest rate.

Yikes—Mold!

Most of the build process went smoothly, and we had a blast picking out our design finishes. However, things took a turn shortly before our scheduled closing date when I discovered mold on the ceiling.
