Navigating Divorce and Real Estate: Why Your Agent May Also Become a Witness

At T. Kerr Property Group, we help people through all transitions of life—and that includes divorce. When a marriage ends, there are already so many decisions to make. Adding the sale of a shared property on top of it all can feel like a pressure cooker, especially if both parties aren’t fully aligned on how to move forward.
One aspect that most people don’t anticipate? Your real estate agent can sometimes become a witness in your divorce proceedings.
That’s right. From time to time, I’m called to provide testimony about market value, condition, or the sale process of a home during a divorce. These are moments when neutrality, professionalism, and a deep understanding of the legal landscape matter a lot. We’re not just selling a house—we’re often managing high emotions, legal mandates, and timelines that are tied up in the court system.
Let me share a recent example. I represented a divorcing couple where the decree re ...

Enrollment in Flux: How Slowing Home Sales and Demographic Shifts Could Reshape Round Rock ISD

When the housing market slows, the impact goes far beyond real estate — it reaches into classrooms. In a recent Community Impact article, T. Kerr Property Group shared insight into how Round Rock ISD’s enrollment future is now uncertain due to slowing home sales and demographic changes. Home sales within the district have dropped by nearly half over the past three years, despite ongoing new construction. That drop matters because school enrollment projections are closely tied to home sales. Read the full article here.

What the Data Shows

Home Sales Decline: Despite many new homes being built, fewer are selling. Closings and active listings have shifted dramatically, reducing the expected influx of families with school-aged children.

Projected Enrollment Scenarios: Zonda, a demographics research firm, outlines three possible paths by 2034-35:

Enrollment declines by ~1,061 students.

Enrollment stays steady or rises moderately.

What Does a Realtor Really Do? Spoiler: It’s Not Selling Sunset

If you’ve ever tuned into Selling Sunset or another reality show about real estate, you might think Realtors spend their days sipping champagne, attending rooftop parties, and engaging in dramatic office rivalries. The truth? That couldn’t be further from reality.
Yes, I’ll even include a photo of me raising a glass of champagne — because that’s what people assume Realtors do all the time. But the reality is, you’re just as likely to catch me mowing a client’s yard when the landscaper didn’t show up. Not exactly the kind of thing Netflix makes a show about, but it’s the real day-to-day life of a Realtor.

Why It’s Not All Glamour
Networking events do happen, but not because we crave drama. We attend to build relationships with other agents and industry professionals so we can better serve our clients. And while some offices or teams might thrive on parties and distractions, those aren’t the agents consi ...

Serving Those Who Served: The Benefits and Nuances of VA Loans for Veterans

At T. Kerr Property Group, we know that buying a home is more than just a transaction — it’s about finding a place where life can happen and memories can be made. For our military veterans, the process carries an added layer of significance. That’s why we’re proud to have two of our own team heroes, Ron Jones and Steven Brandon, who are both veterans themselves. They have each personally purchased a home using a VA loan and now specialize in guiding fellow veterans through the process with unmatched insight and compassion.
What Makes a VA Loan Unique?
A VA loan, backed by the U.S. Department of Veterans Affairs, is one of the most valuable benefits available to those who have served. Unlike conventional loans, VA loans come with significant advantages designed to help veterans achieve homeownership with fewer financial barriers.
Key benefits include:

No Down Payment Required – This is one of the biggest draws for veterans ...

Mortgage Fraud: Yes, It Happens — And Here’s How We Caught It

Most people think mortgage fraud is something that only happens in movies or big city crime dramas. But according to the FBI’s Financial Crimes Report, mortgage fraud cases are still a serious problem in the U.S., costing lenders and taxpayers millions every year. In fact, CoreLogic’s 2023 Mortgage Fraud Report found that 1 in every 134 mortgage applications showed indications of fraud — a 6.5% increase over the previous year.
We know firsthand that it’s not just a “somewhere else” problem. It happened right here, on one of our own listings.
It Started Like Any Other Sale…
At first, we felt a little sorry for the buyer. Their representative — and I use that term loosely because this was not a true licensed agent — seemed completely uninformed about the process and showed little interest in negotiating favorable terms.
We chalked it up to inexperience and tried to focus on keeping the transaction moving forwar ...
