You’re not alone.
In a shifting market, fewer homes sell. What happens to the ones that don’t? Many homeowners decide to rent “just for a bit” and come back to the market later when things are more favorable. And suddenly, someone who never wanted to be a landlord is now living in Landlord Land.
Here’s what you really need to know before handing over those keys.
1. Run the Full Numbers -- Not Just the Rent
Before you rent your house, please do the math.
Make sure you consider:
Rising property taxes, especially if you will lose your homestead exemption. That alone can add thousands.
Repairs and maintenance while it’s rented.
HOA dues and community fees.
Homeowners insurance (and please, do not cancel it).
Post-tenant repairs, which are often higher than expected.
The age and condition of major systems like the roof, HVAC, and water heater.
Now compare those costs against your mo ...

If you’ve ever walked Georgetown’s historic square after dark, you already know — there’s something about this town. The lights glow a little softer, the wind feels a little cooler, and the whispers of Texas history come alive in every limestone wall.
And with over a century of stories, Georgetown has earned its reputation as one of Central Texas’s most charming — and haunted — small towns.
Let’s separate the rumors from the real hauntings and sprinkle in a little realtor insight while we’re at it.
The Old Williamson County Jail (1889)
If any building has earned its ghostly street cred, it’s the Old Williamson County Jail on Main Street. Built in 1889, this stone fortress has seen everything — from outlaws and murderers to one very infamous inmate, Henry Lee Lucas, in the 1980s.
Today, locals and visitors alike say the air feels heavy around it at night. Some eve ...

Austin, TX - October 23, 2025
Tanya Kerr, top-producing real estate expert and founder of T. Kerr Property Group, was featured on Fox 7 Austin in a recent segment titled “Austin Is a Top Buyer’s Market.” The October 23 broadcast spotlighted the growing opportunities for buyers across Central Texas, as the Austin area transitions firmly into a buyer’s market.
According to Unlock MLS September 2025 data, active listings climbed 10% year-over-year to 13,665 homes, and the median sales price dipped 1.8% to $420,000. Homes are averaging 76 days on market with 5.7 months of inventory, all strong indicators that buyers now hold leverage in negotiations.
“Our market is definitely behaving like a buyer's market” said Tanya Kerr. “Buyers have tremendous opportunity right now - there’s inventory to choose from, room to negotiate, and the ability to secure repairs or concessions that simply weren’t possible in the past. I believe years f ...

Hook ’em Horns and welcome back to school, Austin!
Whether you’re a proud Longhorn, an Austin transplant, or just a trivia junkie, the University of Texas has been keeping things interesting since the 1800s. From live steer mascots to color wars over orange, UT is more than just a campus—it’s a treasure trove of quirky history.
Let’s dive into 6 fun, fascinating facts about UT Austin that make it such an iconic part of our city.
1. UT's First Day Was… Kind of Unfinished
When UT officially opened in September 1883, the building wasn’t even finished yet. Classes kicked off in a half-built structure on a grassy hill—where the famous UT Tower now stands. Talk about humble beginnings!
2. Bevo May Be the Face, But the OG Mascot Was a Dog Named Pig
Yes, really. UT’s first mascot was a pup named Pig Bellmont. He lived on campus, followed students to class, and is even buried under the stadium w ...

At T. Kerr Property Group, we help people through all transitions of life—and that includes divorce. When a marriage ends, there are already so many decisions to make. Adding the sale of a shared property on top of it all can feel like a pressure cooker, especially if both parties aren’t fully aligned on how to move forward.
One aspect that most people don’t anticipate? Your real estate agent can sometimes become a witness in your divorce proceedings.
That’s right. From time to time, I’m called to provide testimony about market value, condition, or the sale process of a home during a divorce. These are moments when neutrality, professionalism, and a deep understanding of the legal landscape matter a lot. We’re not just selling a house—we’re often managing high emotions, legal mandates, and timelines that are tied up in the court system.
Let me share a recent example. I represented a divorcing couple where the decree re ...
